What We think at The Zoe Napier Group

What an absolute gem of a property – stunning both inside and out. Everything from the beautiful grounds which include ‘The Dog House’ – a wonderful guest suite as well as a double garage with a large room to the rear – perhaps an ideal building to convert into an annexe, if needed (stp) or retain as garaging with a hobby room/gym or office. The house offers generous rooms enhanced by the luxury bath and shower suites – there is even a luxury outdoor shower to match!

What The Owner Says

This is the only house which will make me (Mrs!) cry when we leave! It is just superb and such a wonderful house for Christmas with the high ceilings and the roaring fire whilst outside the former owner planted many palms which are so established now, every time I go outside it feels like I am on holiday. We are needing to move to combine our next home with business premises so are looking for a property with a large yard. However, we are equally happy to go in to rented to offer an end of chain situation.

History & Background

An architecturally stunning and characteristic five-bedroom period property, thought to date back in part to the mid-19th century with later additions, offering extensive and beautifully presented living areas whilst situated on a mature plot extending to half of one acre which backs on to open farmland that eventually leads down to Bradwell Creek and the Blackwater estuary.

The property offers versatile living arrangements with four generous first floor bedrooms, two luxurious en-suites, a family bathroom and a small nursery/ironing room which could offer alternative uses as a dressing room for the principal suite. On the ground floor there up to seven reception room areas including an office/double bedroom five, a cinema room, a wonderful family room with an orangery, and an extensive kitchen/breakfast room featuring the open plan areas of a snug with log burner, a TV/playroom area and conservatory/dining room overlooking the duck pond.

The amazing outdoor space has been landscaped to provide a Mediterranean sunset outdoor pool area with stunning Tree Palms providing natural shelter to compliment the shaded alfresco seating areas and further areas for sun loungers. This is further complimented with an outdoor kitchen and shower room/w.c. On the east side of the house are lawn areas and a wonderful duck pond with connecting foot bridges providing access to the guest suite called ‘The Doghouse’! Automatic security entrance gates with high level security and cameras provides access onto the drive, a yard/storage area (for a trailer and jet ski with double garaging and a superb room behind with vaulted ceiling. An end of chain can be available.

Setting & Location

The property is situated on a mature plot extending to 0.5 of an acre and is located in a semi-rural position backing on to open farmland just over a mile from Bradwell Village centre. The grounds are serene with over two dozen mature Palm Trees, including tall Windmill Palms and Canary Island Date Palms, amongst others, which create the Mediterranean paradise setting for the outdoor pool and alfresco dining areas where the sunsets can be enjoyed from the west.

The house is also well placed for those who love coastal and countryside walks, water sports and sailing where Bradwell Marina is located nearby on the Blackwater Estuary and for Jet and Water Ski activities, there is the Stone Water Sports Club at St Lawrence Bay just over 3 miles by road. Bradwell on Sea is also steeped in history once a Saxon shore fort in Roman Times known as Othona. Chapel of St Peter-on-the-wall is the oldest remaining building dating back to 653. This chapel is located on the tip of the Blackwater, joining the North Sea and an ancient Pilgrimage walk leads all the way to Greenstead Green, Near Ongar as well as Britain’s coastal Path which can take walkers for as long as they wish to walk!

Bradwell is also well place for the main town of Maldon (14 miles) and the Cities of Chelmsford and Southend are approximately 20 and 25 miles respectively. For keen sailors and great Yacht Clubs, Burnham on Crouch lies approximately 8 miles away on the southern Crouch Estuary.

Ground Floor Accommodation

The front door leads to a period hallway, with feature beams, stairs rising to the first floor and access to a luxury ground floor cloakroom/w.c. Attractive cottage doors with Suffolk latches lead to the principal rooms. The spacious sitting room with fireplace recess and a carved timber surround has been interior designed to a darkened cinema room. The games room area where the pool table (available by separate negotiation) can be converted to a dining table leads through to the beautiful family room, bright and airy with a fireplace housing the wood burning stove and part open plan to the orangery with dual vaulted ceilings and doors out onto the sunset terraces. The office offers flexibility for the fifth double bedroom. The kitchen/Breakfast room is yet another delightfully generous area with multiple open plan living spaces, where there is a snug with a wood burning stove. The kitchen is complimented by both modern and traditional cabinetry finished with stylish Calcutta marble work surfaces, a butler sink with douche tap and a Rangemaster oven to remain. The cabinetry also provides storage for utility/white goods and there is also a breakfast bar to seat 6 people from three sides. The room is then part open plan to the TV/playroom and beyond into a Victorian style conservatory which currently contains a round glass dining table to seat 8 with doors onto the garden.

First Floor Accommodation

Stairs lead to split level landings where stairs lead up to the principal suite which provides a bedroom with fitted furniture and doors onto a balcony large enough for an occasional table and two chairs. This offers glorious views where sails can be spotted on the river in the distance. The luxurious ensuite enjoys a steam room/shower with seat and an integrated rainfall unit alongside twin sinks and w.c.  The guest suite is at the other end of the landing with a luxury en-suite and there are two further double bedrooms and a small room suitable as an ironing room or study. The main family bathroom features both a shower and an attractive traditional ball and claw jacuzzi style freestanding bath.

Mature Grounds

The property benefits from having several security measures including 16 cameras, cctv automatic entrance and a timed lockdown curtain alarm. The brick paved entrance provides parking with additional gated access to a storage yard for a jet ski & trailer (or similar). The double garage has an automatic roller door and access then leads to a bright storage room with vaulted ceiling – also ideal for a studio, outdoor office, or hobby room. To the rear of the house is the Mediterranean outdoor swimming pool complex which enjoys its west facing sunset orientation combined with the paradise planting of over two dozen mature palms, areas for seating and loungers as well as a pergola for more sheltered al fresco dining. There is also a building for the pump house and a separate luxurious shower room. This building has a further pergola attached with a brick-built BBQ and an outdoor kitchen area. Adjacent is a raised and deep well with pump offering potential water for an irrigation system. On the east side of the house is the large, landscaped duck pond which is lined and well stocked with *Carp, Roach, and Sturgeon varieties. The area is notable for the many colourful Japanese Maple (Acer) Trees where foot bridges lead over the water to the far corner and The Dog House! An excellent timber building ready for occasional guest stays with its own luxury shower (no w.c.) and underfloor heating. The Dog House has the pleasantry of overlooking the pond back to the house. The boundaries are well established providing maximum privacy in the gardens with a feature gate set in the rear hedge from which to overlook the farmland. Other storage and machinery sheds will remain.
