Description

A wonderful town centre 5 bedroom residence, offering versatile accommodation, with plenty of parking, heated pool, out-buildings and delightful gardens, in all about 0.36 acre, set a stone’s throw from the Market Place.
**Please note that this property will be available for a 12-15 month agreement only.**

Yorke House is a wonderful family home, of some note, sitting in the heart of the town. The property is thought to date from around 1820, when it is known to have belonged to William Gates. The house was then purchased, in 1851, by Henry Yorke, a local banker. It is thought his ownership gave the house its name. The property is Listed Grade II and has all the grace and style of a property of its era. There are many original features in situ, including tiled floors, deep skirting boards, panelled doors, and open fireplaces.

The versatile accommodation is set over three floors. The welcoming hall immediately sets the tone, with the original tiled floor, and the fanlight above the door. There are two great reception rooms in the front of the house, one a dining room, next to the kitchen and the other, a large sitting room or study.

The kitchen is set up for family life with plenty of preparation and cooking space, with granite topped furniture and Aga. The breakfast area is ideal for daily dining and supper parties.

The back hall creates a clever link through to the old stone barn which has been beautifully converted to an atmospheric family room, with a wood burner at one end. Also on the ground floor are a guest cloakroom and the utility room. Below the sitting room is a wonderful cellar with wine bins.

The stairs glide past a large stained-glass window to the main landing. From here there is access to the wonderful drawing room, which spans the south elevation, and has two large sash windows, an oak floor and an ornate fireplace to one end. Adjacent is the study cum fifth bedroom, which can be integrated with the main landing by opening the bi-fold doors.

There are two double bedrooms and a full bathroom, set along the rear landing. Stairs rise to the upper floor, where there are two further double bedrooms and another bathroom. A door at the end of the landing leads through to the mezzanine that over-looks the family room within the barn.

Set back from the road, behind a blossoming cherry tree, Yorke House has parking in front of the large double gates, which lead through the arch, to the courtyard, where there is parking for several cars. Across the yard is a useful stone barn which offers storage and workshop space and has potential for conversion to an annex or home office. The garden is delightful. There are two formal lawns linked by an archway through the hedge. A rotating summer house can be set to view either lawn. At the top of the garden is the heated swimming pool, which is set beside the large terrace which as the pool house set to the side, which offers a kitchen, changing room and WC.

Location
Yorke House is within 180 metres of Oundle’s historic Market Place, which is surrounded by a range of family run shops, businesses and restaurants. The school is within walking distance, along with most of the town’s other facilities. Peterborough lies about 12 miles away and offers extensive facilities as well as main line rail services, with journey times to London King’s Cross from 48 minutes.
