ACCOMMODATION
The main site is securely fenced and has steel security gates, and CCTV cameras covering the whole site. There are concreted areas to the front of the Cross Docking buildings and offices, providing ample access and good manoeuvring areas for HGVs. There are further large areas of concrete/tarmaced yard.

There are extensive areas of concrete/tarmac providing areas for trailer parking in 40 marked bays, plus circulation space. There is a further area for staff car parking which is gravelled (50 spaces). There is a further area of tarmacked car parking in front of the offices in marked bays (30 spaces).

Overall, the site measures approximately 82 metres x 99 metres and extends to approximately 1.97 Acres (0.8 Hectares).

The offices are of portacabin/modular unit construction. The floors are either carpeted or vinyl tiles, and the offices have good lighting and air conditioning throughout.

The existing WC facilities block will be removed by the Vendor, however connections remain for a new unit for to be installed by a purchaser.

The newer parts of the ‘3 bay’ cross docking facility (built 2016) are of steel portal frame construction with composite sheet roofing. Walls are metal profile sheet or white walling. The floors are generally concrete (some resin coated areas). The older parts of this facility are made from refrigerated vehicle bodies.

These buildings have 2 wall hung refrigeration units, and external compressors. The 3 loading bays have roller shutter doors.

A Fuelling facility is located adjacent to a site entrance/parking areas, which has a large cylindrical road diesel (white) tank which we are informed has a capacity of 52,000 litres. In addition there is a red diesel tank having a capacity of 8,500 litres. These tanks are bunded and have two pumps. There is also an Ad Blue tank (capacity 5,000 litres). The overall bunded Fuel station site is 11.6m x 3.9m approximately.

In the north west corner of the site is a concrete hard standing area for lorry wash down, with cleaning unit and timber store. The area is approximately 18.3m x 6.0m. We are advised this wash down facility has interceptor chambers between the wash down and the mains drain and this has been constructed in accordance with Anglian Water’s requirements.
