NORTH EAST ESTATE AGENT REAPS BENEFIT FROM BOOMING RENTAL MARKET

A high-end North East letting agent has experienced a strong start to 2019 due to the region’s buoyant private rented sector.

Sanderson Young has seen an increased stock of property come onto the market, and a proactive ‘lift’ in rents to their landlords, who are experiencing between 10 and 20% rise in prices from this time last year. The average time it took to let a property has jumped from between 24 hours and five weeks to between 24 hours and three days.

The average number of viewings for a property before it’s let has reduced from, on average, 15-20 viewings to just two or three. The recent success has seen the Sanderson Young lettings team expand too, welcoming experienced lettings negotiator Chantelle Pidgley as the latest addition to the team.

Commenting on Sanderson Young’s lettings success, residential lettings manager Gail McClean, said: “As well a buoyant property market - now is a good time to let out property because the demand is so high and rental prices have risen. Sanderson Young offers something a bit different to others in the North East lettings space.

“For us, it’s not just about securing a fast let but being an informed and knowledgeable agent, who landlords can trust.

“Regulation is a huge priority to us - we’re focused on ensuring our lettings team receive ongoing training and undertake specific exams so that they can meet regulation requirements.

“Our service is highly personalised and tailored to a landlord’s specific needs. The market and the myriad of legal changes across all topics from energy efficiency, tax reliefs and wear and tear allowance to stamp duty and tenant fee changes, can be highly confusing.

“We’re here to help guide and support landlords through this and ensure their property is let appropriately in every aspect.”

Sanderson Young operates across the North East region, providing sale and let property services. The agent has offices in Alnwick, Gosforth and Ponteland with a highly specialist and experienced team. The Gosforth location is ideally located to help expand the agent’s professional landlord portfolio.

Gail added: “At the moment, 80% of our customer base is outside of the North East. This is a positive reflection on the North East business sector and also its appeal to bring up families and build communities.

“The region is attracting investment and we want to get the message out there to landlords that now is the time to get your properties let, at the right price.”
